2. Data Sources and Limitations
HouseIQ aggregates data from multiple sources including Queensland government datasets, local council databases, and commercial data providers. Each data source has its own limitations:
Flood Zone Data
Flood zone classifications are sourced from Queensland Government flood mapping data and local council flood planning overlays. These classifications:
- Are based on modelled historical flood events and may not reflect future flood risk
- Are updated periodically and may not reflect recent rezoning, levee construction, or drainage infrastructure changes
- Vary in methodology between different councils — classifications from different councils should not be directly compared

Being classified as “in a flood zone” does not mean a property will flood. Being outside a flood zone does not guarantee a property will not experience flood damage. For a definitive flood risk assessment, consult the relevant local council and/or a licensed hydrological engineer.
Bushfire Risk Data
Bushfire prone area designations are sourced from Queensland Fire and Emergency Services (QFES) mapping. These designations reflect historical fire behaviour patterns and vegetation mapping. Actual fire risk depends on many factors including current vegetation state, weather conditions, and land management practices.
Development Applications (DAs)
DA data is sourced from council development registers. HouseIQ searches within approximately 800 metres of the subject property. Limitations include:
- Not all councils publish real-time DA data — there may be a lag of days to weeks between lodgement and appearance in HouseIQ data
- Approved DAs may not proceed to construction; refused DAs may be appealed and subsequently approved
- The description of a DA in council records may differ from what is ultimately built
- Larger infrastructure or state-significant projects may be assessed by state government rather than local council and may not appear in council DA registers
Grant and Stamp Duty Calculations
Grant eligibility and stamp duty calculations are based on Queensland government thresholds and rules current at the time of report generation. These:
- May change with Queensland State Budget announcements or legislative amendments
- Depend on the final, verified contract price — not an indicative offer price provided at report time
- Are subject to eligibility conditions that HouseIQ cannot fully verify (prior property ownership history, citizenship status, etc.)
- Do not constitute a determination of grant eligibility by the Queensland Revenue Office

3. What HouseIQ Does Not Cover
HouseIQ reports do not include and are not a substitute for:
- Building and pest inspection: HouseIQ cannot assess the physical condition of a property. Always obtain a licensed building and pest inspection report before exchanging contracts.
- Title search and encumbrances: HouseIQ does not search the Queensland Land Titles Register. Easements, covenants, caveats, and other encumbrances on title are not reported.
- Body corporate / strata records: For units and townhouses, HouseIQ does not review body corporate records, levies, or defect reports.
- Heritage listings: Properties subject to local or state heritage overlays may have significant development restrictions not captured in HouseIQ data.
- Environmental contamination: HouseIQ does not search contaminated land registers or assess environmental risk beyond flood and bushfire zone data.
- Infrastructure plans: Planned road upgrades, rail corridors, or utility easements proposed by government but not yet gazetted may not appear in HouseIQ data.
4. No Warranty
To the maximum extent permitted by law, HouseIQ provides the service on an “as is” and “as available” basis without any warranties of any kind, express or implied, including but not limited to warranties of accuracy, completeness, fitness for a particular purpose, or non-infringement.
